A ing few brokers have said that "the full market has not yet reached their locality, but there is nothing like a pessimistic feeling at any point. The speculators have made good and kept matters active while the investing public has been away and appearances indicate that they are far from being their operations.

And now. in through with the activity maintained by 1 the addition to the more stable trading of an speculators, of investors and home-seekers is army building the Brooklyn market up to a pace that is away ahead of anything in the memory of the business men of the borough. Following closely upon the stimulating re. of deals in the acreage south of Prosports Park, there is a new field for speculapect tion and rumors. The more sparsely settled Borough of Queens has suddenly come to demanding is the bound to foreground, materially affect attenditions in It is the expressed opinion of Brooklyn.

numbers of realty men that the materialization of the rumors of Queens deals, so prevalent but not recently. establong fact by indisputable figures, will lished as a effect in this borough. The have a buoyant widespread extent of the Brooklyn buildboom lends an air of stability that is ing borne out by the fact that trading is not done in one section only to be shifted to another when values have gone beyond the of the margin traders. And so it is grasp with Queens. The development and trading to be so general that 110 doubt 1s seems expressed about its durability.

The plan that Borough President Cassidy has announced for the development of Newtown. Maspeth, Jamaica. Long Island City. in fact the whole borough, shows clearly that is coming in rapid strides to the Queens of powerful factor in the Greater status City. Deals in Newtown during the past three months have reached into the hundreds of and thousands of dollars.

Prices acres Newtown, Maspeth, Corona and conaround tiguous territory, are advancing in gradual healthy strides, while the tone is also and healthy. Railroad interests are closely associated with in any of the deals in Queens, and there is quite a general idea in realty this sort of capital forms an imcircles that portant part in the trading. the South market at Jamaica and adjoining sections are in than farmland prices while the far more territory north and east of Jamaica are reconsiderable attention. One deal in ceiving particular was made this past week, in the latter section, involving and a small fortune. Values in Richmond Hill, and all the land of East Woodhaven New York is on rise, while extensive Williamsburg and the Eastern District are enjoying a volume of trade that is encouronly to the investor, but the building deals among the oldaging not Broker.

Many parts of Williamsabsolutely no room for growth of burg have kind except in the air, but there are any number of sites that are, and still quite a undoubtedly will give way to more commodious and modern apartments suited to a working class that is desirous of finding accommodations that are healthy and comfortable, but, within their limited means. In than one instance during the last plans have been filed for office buildmonth, ings and modern factories, indicating a congrowth of business interests in siderable this end of the borough.

Flatbush Building Enormous. Flatbush and Flatlands are making such advances in the building line that it rapid is hard to keep track of them all. Builders have been active all summer and there is no indication at present that there is to be any cessation for some time to come. Brokers are mostly busy, with big demands for rents on their lands that is difficult to satisfy. Prices for leased property are higher than they ever were before.

Many homes Are being sold daily on the instalment plan. Some builders will take no less than $1,000 cash down, but it is no difficult task to find many who will close a deal on $300, providing, of course, that the buyer is reputable. Some feeling is harshly announced that "we are above and beyond any small fry bargain but the more conservative brokers and builders consider a long time before making this statement, The idea seems to be more prevalent that, while the acreage tracts are developing very fast, there is yet sufficient reason for presenting inducements. The reason given is that the vast majority of the population of this area must be composed. of people of ordinary means.

Home buying is becoming more and more popular among the wage earning class who are not endowed by fortune with sufficient capital to purchase outright or even 10 make a large payment. said a prominent realty man recently, "it 1 his section is to be up from the class known as common people, the terms must necessarily be of manageable proportions." South Brooklyn and the territory out through Bay Ridge to Fort Hamilton is undergoing a healthy advance with much activity. While this section is not producing the sensational features to be found elsewhere. it is far from being at the foot. Building is especially active in this part of Brooklyn and trading is no less so.

The Suburbs. The fall demand for houses and lots has now commenced in the suburban wards, and the agents are now ready for all business that may come their way. Bay Ridge and Fort Hamilton are moving along and Borough Park is thriving. The last named sectien seems to be favored more than any other part of the Thirtieth Ward, and the builders are very busy. Residents in the vicinity of Sixteenth avenue want to get a better trolley service on that thoroughfare, and one builder said yesterday the residents would be better served by installing a car from Gravesend avenue, instead of from the car barns at Ninth avenue and Twentieth street.

Houses in course of erection are to be seen in every direction, and with the improving of the land west of New Utrecht avenue, from Fort Hamilton avenue to Fifty-fourth street, that end of the ward seems to be growing rapidly. The Slocum houses, in Bensonhurst, are selling well. Three were sold last week, and many more are being built. There is a big demand for houses 11. that part of Bensonhurst lying south of Seventy-ninth street, but the agents who have large tracts of land north of that street find it a difficult undertaking to sell a lot there.

They say the lack of proper transit facilities prevents the sale of the land. The section is traversed by the Sea Beach Railroad, but nothing but Coney Island express trains are operated on the line, making no stops between Thirty-sixth street and Coney Island. William G. Morrisey, one of the leading realty men of Bath Beach, suggested the other day that a railroad be constructed through either Twentieth or -first avenue, connecting with Gravesend avenue and Eighty -sixth street trolley lives, Mr. Morrisey believes a trolley line through the section is the only thing that will help sell the fine land that is there.

The Thirty-first Ward property continue to sell well, and the agents have no conplaint to make about business. In Sheepshead Bay, and, in fact, through all of the rapidly growing places in the ward, a big winter business is looked for. SOME SALES REPORTED. By Henry Zenders. SLOCUM PLACE, No.
