Thue large tracts have practically all passed from the hands of the original owners Into the possession of speculators and have been sold over and over again at healthy advances. Erokers and dealers complain that the hardest thing they have to explain is why the prices are eo low. It is a fact that Manhattan speculators and In many instances moneyed men from distant parts of the country, have taken hold of the farm lands and resold them to Brooklyn dealers at no small profit. The Martense farm, comprising sixty-five lots, in Flat-bush, fronting on Linden, Martense and Rogers avenue3, was recently sold by De Sckllng brokers, to a man who Intends to begin work at once on the erection of up-to-date dwellings that should sell ITH the waning of the summer dull Farrell. to Realty Tralers.

Tert-ea Rlccordl to Harris Nevln The Equitable Life Assurance Society yesterday upon Attorney General' Mayer its answer to the suit brought by him against Its former directors for an accounting and a restitution of their illegal profits. The answer is sworn to by Paul Mcrton, as president, and admits the charges of misconduct on tne part of its directors and asks that it be Joined to the prayer ot the plaintiff for relief. The answer further recites that the society shortly before the commencement of the action was taken from the control and management of the defendant directors, "although some of the said defendants remained! directors of said society." Its admission of the wrongdoing of the oM board is summarized in this paragraph from the answer: "In respect to many ot the matters and! things set forth in the complaint this defendant is Imperfectly informed, though believing that many of the material allegations In said complaint are substantially true, and that by the negligent conduct and Improper and unlawful acts of some of the defendants in the exercise of their official duties, especially of some among those who. formerly were officers of this society and active members of this important committee, both in respect to the matters specified in the complaint and in other respects, this defendant has been greatly damaged. others from up the state uack of it, has pur chased extensively near Jamaica.

Brokers concur In the opinion that the coming fall season will be not only satisfactory but live, active and bouyant beyond expectations. Preliminary work of a light nature marks the change In the tide and real estate men are lull of hope. SaleB are a little slow yet, here as well as elsewhere, because only a lew of the regular Investors are busy. A noticeable Bign, which may have its bearing on the market, is the fact that many brokers have not taken vacations this year, but have stuck close to their desks, keeping tabs on the market and coaxing along what money was in the field. Speculators In this section linve for some months been buying up small ptrcels with old dwellings on them with the intention of holding on until the market has MARCY AV, b. 62 ft Heyward st, pany's capital is $685,000, part of which has been Invested In a tract of several hundred acres east of Jamaica.

The practice of remodeling one-family Swellings so as to accommodate two and three families is becoming fast popular. This Idea was first put Into effect in this locality ty A. J.

Coney Island and the Suburbs. Brooklyn's suburbs are withstanding the lethargic effects of the season's dullness about as well as any part of the borough. As only a short time remains between now and the fall activity no complaints of other than restlessness are heard In the outlying wards.

Coney Island has come to the foreground in the interest of real estate men within the last few days. Apartments, modern and finished in every respect have been started on Surf avenue, corner of West Seventeenth street and directly opposite to Steeplechase Park.
