Greve's appre- nensions. Indeed, I cannot help wondering vhe'her Mr. Greve is familiar with he causes which led to the panics or "cycles," as he calls them of 1893. 907 and 1920. In 1893 the cause unquestionably was overproduction due to a neriod ot Republican recklessness, the blame lor which, when the crash came, they cleverly side-stepped and shifted to ne snouiaers ol the Incoming Demo- ianc administration.

The panic of 1907 was deliberately staged again by the Republicans for the purpose of creating a business depression which would throw a scare Into the general public, and thus curb the activities and lessen the popu- aruy oi meoaore Roosevelt, who at that time was Just beginning to kick over the traces but the staging was mue overaone and a real nanic ensued. The 1920 panic was SUDerinrtiieerl through the action of the Federal Reserve Board by the misuse of their regulatory powers in a deliberate attempt to break down the nroeressive tpirit in the agricultural districts. or to quote Senator Nve. "Panics are man-made: they are not accidents, and the panic in 1920 was UNDEVELOPED LAND AS AN INVESTMENT Broker Criticizes Tendency to View Purchases as Unprofitable. People who buy undeveloped land, open plots and development acreage as an investment for future profits are not speculators, but are sensible investors, declares Frank M.

Mc-Curdy, who sharply criticizes any tendency to view such Investments as unprofitable. "Quick profits are not always avail able in such type of real estate and should not be sought," he declared. Rapidly increasing values should not be expected In a normal market. But the common sense buyer who views his investment as one that will logically Increase in value in proportion to the increasing attractiveness of his holding to the buying market, based upon sound, economic factors, will always enjoy a lucrative profit. "My advice is to buy undeveloped real estate only when the market is undergoing Its normal activity and to avoid fields of operation that are moving too rapidly, without any specific economic advantages or im provements to warrant such a movement.

The far-seeing Investors will find that in the end such type of real estate, if bought under sane conditions, will bring them greater profits than perhaps any other kind of investment. 'The greatest fortunes in real estate have been made by investors in un developed land who have been patient enough to wait until their holding! have become valuable building sites. In all my experience I have never known an Investor In undeveloped land or plots to fail to make a profit. it ne is wining to nolo it. Land is the one investment that never de teriorates and is susceptible to con tinued lowering of prices only in the rare cases where population demand decrease a condition that can never be found in the New York City area." Mr. Greve's reference to the fact that the average values on the stock market have steadily increased during the last six years also seems to discrove rather than substantiate his contention that prosperity moves in a cycle. lor 11 it Indicates anything It either indicates that there has been a legitimate and continued prosperity which Justifies this gradual increase or that the stock market Is simply an artificial reflection of values which are forced up and down alternately for speculative purposes.

But if the latter is the case, then it- simply indicates that stock market quotations are a thing apart from the question of general prosperity and) snouid not oe cited except in a very limited fashion as a barometer therefor. However, real estate, as Mr. Greve Justly says, represents real value, and is probably true that within certain conservative limits it is one of the safest investments that can be made. Even in this statement, however, he overlooks the fact that if his fears are Justified any reaction in respect to the prosperity of the country would De renectea, at least to a proportion ate degree, in connection with real estate values.
