Greenhalgh In the registrar's office at Riverhead, L. two of the Eastern Long Island places that are leeling the stimulus of extensive and well planned development work are the Southampton Beach, between Quogue and the aristocratic part of Southampton village, and that part of Shelter Island known as Ram Island.

Several houses costing up into the hundreds of thousands of dollars each are being erected on the ocean front properly in Southampton that is being developed by the Southampton Bay Beach Corporation, generally referred to as the Phipps estate, and a handsome new hotel as well as several costly homes are ready to be opened in a few days in Ram Island. Incidentally thousands of dollars arc being added to the assessment rolls of the two towns mentioned. The Phipps people have built an ocean front boulevard for nine miles between the bay and the ocean, connecting two prominent villages and creating a new scenic ride from which trucks are barred. Also they have installed a water system, and are now building Long Island's longest bridge to connect the ocean beach with the mainland at Hampton Bays, adding much, it is realized, to the attractiveness and usefulness of the location. The bridge will also provide the rapidly growing Hampton Bays with an ocean beach bathing resort and a public road directly to the ocean.

Southampton has contributed $150,000 toward the bridge construction, but the taxpayers realize they will soon get it all back in increased taxation from the beach development. Shelter Island never has enjoyed a building business equal to that which started a few months ago and which is still being vigorously prosecuted by Harold D. Hallock and Francis A. Myer. Mansions, bungalows, a hotel or two, and business places have been sprouting up here and there in several parts of the Island almost as if created by magic.

The bulk of the intensive building is for ownership occupancy and is confined to the Ram Island and West Neck sections. That beautiful part of Long Island seems to be "coming into its own," to use a phrase often heard there. One of the biggest of the recent deals there is the purchase by Josephine E. Covey of Great Neck of a tract on Coecle's Harbor, the Ram Island section. This deal was for upward of $60,000.

And one of the latest to buy property in the rapidly growing ocean beach part of Southampton is Marie B. Morice of 5th Manhattan. She has bought a part of lot No. 20 in the Southampton Bay and Beach tract, paying upward of $15,000. At Water Mill, near Southampton, Kunigunda Ahlers has bought a tract on the main road from Sophie Thiele the Water Mill Inn property for upward of $25,000.

Since Jan. 1 Under Total Half of 1928 New building in the United States for the first six months of the year was valued at about $3,265,000,000, according to a summary today by the Indiana Limestone Company. This figure is based on reports from several hundred cities and towns. President A. E.

Dickinson said that while the volume for six months had been slightly under the total for the same period last year, there is a splendid outlook for the next six months. "High money rates have adversely affected certain types of building," he said. "The apparent decrease in speculation in securities should release funds for sound investment. "Residential building has suffered more than any other tvpe. This is particularly true of apartment houses and the small home division.
